The Real Estate Documenters

QUESTION: Sir John, what is a Documenter?

ANSWER: DOCUMENTERS are Realters who provide errand services in real estate paperwork and documentation such as payment of taxes, titling, notarization, verification, registration. This also includes photographers who specialize in capturing real estate images for advertising purposes. No license is required for this particular field of expertise.

Rltr Ronnie Reyes: Sso they can be classified as Realters but not necessarily RESPs as defined in RA 9646?

John Remollo Petalcorin: Yes yes. some classify them under the "allied services". Maraming Brokers na wala talagang benta pero ganito lang ang primary hanap-buhay -- DOCUMENTER. Hindi kailangan ng License ang mga Documenters, hindi yan sila covered ng RA 9646.

Rltr Ronnie Reyes: I'm aware and read ads of some licensed real estate brokers offering these kind of "errand" services, maybe to augment their income while some brokers would rather want others to do these services for a fee so they can concentrate in selling. Thanks for the info. this is something new to me. ie Documenter title, classified as Realters that form part of "allied services".

John Remollo Petalcorin: Hindi yan "title" yang Documenter. Mga taga-lakad ng papeles, kumbaga. Yan ay type of work na napakalawak ang scope. Hindi lahat na Documenter ay real estate ang specialization. Yung mga specialized sa Real Estate, yun lang ang pwede sa Realter Society. Hindi ko pala na-sali ang Documenters sa IPORESP, pero di bale next time na lang pwede siguro yan sila bigyan ng isang Cluster.

Rltr Ronnie Reyes: In other words, ang mga documenter ang mga "liaison officers" o mga "assistants" ng ibang mga brokers na "can afford" magpasweldo sa kanila para maglakad ng mga papeles ng mga transaction nila. madugo ang mga trabaho ng mga documenter kaya nga ako, di ko type yung ganitong aspect ng real estate - pababalik balik, minsan kelangan pa maglagay para mapabilis, pag wala kang connection o kilala sa loob, mabagal ang lakad ng papeles mo. dapat talaga baguhin ang ganitong culture sa industry natin. talamak ang ganitong practice sa real estate industry.

John Remollo Petalcorin: Yes. Tama yan Ronnie. Yan ang other term nyan. Mga Liaison Officers mga yan kung employee sila. Ako nga inuutos ko lang yang mga ganyang trabaho pag-lalakad ng papeles sa mga independent contractors na Doucmenters, wala akong pasensya sa pabalik-balik sa paglalakad ng papeles.

There should be STRICT MONITORING diyan sa mga DOCUMENTERS or the Liaison Officers ng mga Developers and/or Brokers, kasi pag WALA TAYONG GUIDELINES or the strong mechanism of MONITORING sa mga bagay na yan. Naku po, diyan na po nagsisilula... and later you will know, NA SILA-SILA na pala ang NAGBEBENTAHAN NG LUPA or PROPERTIES - THE BACKDOOR WAY or APPROACH... kasi masyadong LAX or MALUWAG ang Sistema para diyan. All of the above people working on this types of works ay dapat din at kailangan silang na magpa-register to avoid further complications and misrepresentations in the future. Rltr. Henry Canasa: Tama ka Rltr Titus nabanggit ko na iyan sa mga unang mga palitan natin mga comments dito sa IPORESP PAGE. Marami mga taga lakad ng mga ganyan dokumento na inuutusan ng mga Municipal or City Assesors, Reg. of Deeds at nagbebenta rin sila ng mga Real state Properties. Iyan ang mga sideline ng mga nabanggit na mga government offices. Dapat dn nating pagtuusan ng pansin iyan para mabawasan kung hindi man tuluyan mawawala sa mga bumi biktima sa mga mayari ng mga real estate documents. Ang mga Assesors ng mga municipalities at cities ang nagtuturo gumawa ng double deed of sale.
