End Date of REIBS.COM

*The Bureau of Internal Revenue (BIR) has recently implemented a new rule nationwide which requires all unused Official Receipts to be returned to BIR, so that everyone will apply for Authority to Print (ATP) new Official Receipts — the deadline is 30June 2013. The Business Name REIBS.COM Real Estate Information and Broker Services went to BIR to comply to the rule. During the evaluation process, the REIBS.COM voluntarily terminated its Bureau of Internal Revenue (BIR) registration as of 6/26/2013 without prejudice, hence the old Official Receipts cannot be used anymore. I will just be using acknowledgement receipts for the meantime if ever customers would insists to pay for my services even as I offer it for free. My Real Estate Broker Registration in Professional Regulations Commission (PRC) is still active, which means the transition will not jeopardize the services to customers.

As a Real Estate Broker, the specialization I intended to do is peer-to-peer coaching and direct client coaching. Coaching means, “I will walk you through the process on how this particular service is done”. REIBS.COM is a coaching operation. For this coaching specialization to start operating smoothly, this requires a full and smooth implementation of government rules in real estate service. This specialization can never collect a service fee if my client or customer will come back to me and say, “I thought this is how it’s done according to government rules, I want my money back because the actual government process is different from its written rules”.

The business name “REIBS.COM REAL ESTATE INFORMATION AND BROKER SERVICES” was duly registered by its owner (Rltr. John R. Petalcorin, a licensed Real Estate Broker) since 2009 in the Department of Trade and Industry, Bureau of Internal Revenue, and City Hall of Manila. The Republic Act 9646, otherwise known as Real Estate Service Act of the Philippines was legislated in 2009, upon which the foundation of this business operation was built, is still not being implemented fully by the government to date. Example, PRC still refuses to issue law enforcement memorandum circular against unlicensed real estate practitioners, there is still no memorandum circular of the mandatory establishment of principal place of business, and still have not addressed our concerns on many oppressive new rules that prevent us from practicing the profession.

We, licensed real estate brokers have business ethics to follow, and the continuous proliferation of unlicensed real estate agents in the Philippines has stolen the proprietary rights of the licensed ones; and this is the reason why REIBS.COM since 2009 has never taken off from the runway to pursue its flight path. The proprietor’s patience and long wait for government to implement the RA 9646 has finally reached its ceiling after four years. Time has come that we have to just sigh and say, “enough is enough”. The REIBS.COM has filed BIR Form 1905 to terminate the BIR registration and the process has been completed with end date 6/26/2013 — all tax-related open cases already paid and cleared.

During the evaluation of form 1905-related documents in BIR, the Officer of the Day pointed out some errors in the registration of REIBS.COM as a result (perhaps) to lapses in BIR processing. He wondered why this was VAT-registered because I (the registrant) did not indicate that it should be VAT-registered; and this has no precedent gross income of more than P1.9 million. The BIR suggested that the business entity (REIBS.COM) can be closed without prejudice because there is no need for us, professionally licensed Real Estate Brokers, to register a business entity (sole proprietor, partnership, corporation) in order to print the recently implemented BIR New Official Receipts format. We can register in BIR and print Official Receipts as professionals by merely presenting PRC Registration and Professional Tax Receipt (PTR).

Strange, though, that current BIR process is still not harmonized with Real Estate Service Act because the unlicensed real estate service practitioners (especially sales agents) can still smoothly register in BIR and pay regular taxes. To shorten the discussion, the BIR has immediately approved the electronic ending date the registration of REIBS.COM as a business entity (effective 26 June 2013). The rest of the licensed Brokers may follow the business-entity closure footsteps -- and when you register, please review the BIR registration form properly especially on whether you are VAT-registered or not -- you should know by looking back at your income batting average in the past. The BIR Officer of the Day said that we, professionally licensed Real Estate Brokers, must first have all open cases cleared in BIR (which we already did as part of the business entity registration closure process) so that we can apply for Authority to Print Receipts (ATP). So, all of us, including myself, is in a transition now. I still have to process the business name retirement in the City Hall, go back to BIR to request for ATP, and there is a lot more transactions do in PRC, BIR, City Hall, HLURB.

While we are still in the birth pains of the real estate service in the Philippines, we are flying through rough air pockets. Despite all these transition while in compliance to the government’s never-ending-NEW business process, rest assured, we will try our best to find ways to continue servicing our clients and customers. My Career Advancement Wishlist for 2011

Below is my career advancement wishlist for 2011. This will be a series of 3 trainings for a period of 6 months in the USA from 20 January to 30 July 2011. The fund that I need to cover the expenses, including training fees, travel fares, accommodation, and subsistence allowance, is estimated at $30,000US.

My Personal Decision to Stop Drinking Liquor

I reached a point of smoking two packs a day. In December 2000, I made a personal resolution that I will never smoke cigarette again and I haven't broken that resolution yet. Today, I am making a new resolution that I will never drink alcoholic beverage again. No more alcohol any more. I just snapped my finger. Click to switch off. Just like that.

I am a decisive person. I pull trigger quickly, no remorse at all. I come into the picture quickly and also disappear quickly. I react to anomalies like gasoline reacts to ignition. For me, there is no middle-ground and uncertainty when it comes to actions I have full control of. There is only right and wrong, black and white. When I say stop, it should stop. When I say go, it is a go. Onset and termination of vices is just a matter of decision. Your mind have full control your own body --- you can even decide to stab it to death. When your body controls your decision, you become a slave of your own self.

When I was 10 years old, I was the favorite errand of my elders in the basketball court. I run errand to buy sticks of cigarettes from a store half a kilometer away from the basketball court, and since they don't have lighters, I have to light the cigarette at the store and bring it to the buyer in a lighted condition. In short I have to smoke it at that entire duration of the distant walk.

I officially started smoking at age 15. In 1999 I was already smoking two packs a day. I stopped in cold turkey at age 27.

When I was 7 years old, one of my uncles let me taste a hard liquor to satisfy my curiosity. White Castle Whisky. I remember it tastes really bad.

I officially started drinking at age 15. I never say no when it is available. I remember I could take 11 bottles of red horse in one sitting at age 15, but at age 36 two bottles is quite enough to make myself unable to drive. I stopped in cold turkey yesterday at age 36.

It is just normal to have fun, to commit mistakes, and to abuse our body, whether at an early point or latter point of our lives. We are humans, we are designed to commit mistakes. It is also just normal to stop.

My Grade 4 Days with Seventh Day Adventist



Ohhh. Those days. I have happy memories in my short stay with SDA. I still remember a few of my classmates. Marlon Oponda is a child of a tomato haciendero in East Misamis Oriental. Noel Ebarle is a son of a minister, they live near the school. Patric Neri was the brightest boy in the class. Etc etc etc.

The most unforgettable experience I had was my retaliation against Ralph who squealed the contraband fighting wild spiders that I traded in the school -- I placed one of his shoe in the garbage can near that box where we keep those cleaning materials. When he was looking for it, he could not find it, he reported to our teacher Aguilar.

Mrs Aguilar asked everyone where his shoes it, I lied and never said a word. I was supposed to tell Ralph where his shoes is at the closing of the class, but to my surprise, the garbage man took the garbage can away right before my eyes, there goes Ralph shoes in the garbage truck, and I never said a word about it.

Ralph went home barefooted. He he he he.

It was in SDA that I started trying to gamble. I bought good spiders from the mountains and placed my lunch money as bet for fighting spider derby with those squatters at the back of the school. I also bet my lunch money on takyan. Most of the time I won, but I think there were two instances wherein I lost and ate only rice without ulam for lunch.

In grade five, I moved to City Central School and I met a gambling buddy there. At grade five, I already have 5 fighting roosters at home. I am the only 11 year old kid who enters the Sabungan (near the Merkado) every week with a fighting rooster and a real money bet on hand. Four of my fighting cocks won, the other one run away and lost. Grade six, I stopped gambling for reason I can't recall, and never gambled again.

If I remember it right, I was able to do 700 counts of continuous hits with takyan while my contender never reached 400. Only a kid who does not know my record would gamble a bet against me, that's why I started challenging kids outside the school. Well, my morphology allowed me to play takyan well. I have thin light leg part and my endurance was just superb then. But mind you, I also tried football later but it never worked out because I have heavy torso and my legs just can't carry my body in long runs.

Another unforgettable school activity in Grade 4 is the burning of sins. All the students were gathered and we were asked to write down our sins and other things that bother us. Then the Pastor made a prayer on a burning steel barrel where we dropped those piece of paper. As the paper burned, the Pastor said that our prayers will go up to God. I felt good after that nice activity.

On Facts and Opinion

ANSWER: Opinion is different from Fact. Opinions are only good at the time it is executed. When information change through time and space, opinions may change in an unlimited proportion. On the other hand, a fact constant . There is no lying on Opinion. There is only lying of Facts that could be a result of deliberate misrepresentation or just an honest mistake due to lack of information.

Rats Dwell in the Oven

The oven is a perfect temporary place of abode for rats and mice because it is warm, safely enclosed, the the aroma is just great.

The picture above is our new oven. We had oven before that we got from our auntie after they left for USA, but we had to dispose it because mice and rats resided in it. These lovely pests stored in many things underneath, safely, our effort to pull it out was futile. You can find plastics, bb-q sticks, and all sorts of stuffs aside from mice hairs in it. When you use the oven, those things get heated and the smell was very annoying. We already disposed that old hand-me-down oven and we bought a new one.

The back of the oven have many ventilation holes. One hole is near the base of the gas muzzle.

The other bigger holes are at the lower portion, some 2 inches diameter wide which are perfect gateway for rats and mice. So the solution is, before we start using the oven, we have to improvise a some sort of a metal screens to prevent the rats and mice from using those holes. The materials below.


The above material is an aluminum diamond shape screen. The holes of those screen are around half inch. We cannot close the oven holes because they serve as ventilation. So, the screen that I saw in the hardware at P280 per meter is just fine. To cut the screen, a Stanley wire cutter will work just fine.




After cutting the screen in perfect fit to the back of the oven, I just simply installed it like a plug-and-play thing. Of course I had to ensure that the sides are perfectly covered and no portion gives any chance to mice to enter. That's it. Very simple.
